Those who drive electric do not want to pay an unfair premium for investing first. Four models that work in practice.

Four financing models

01

User financing, the most common model

Only co-owners who actually want a charging point pay the associated cost. The shared infrastructure (main cable, distribution board, possibly the platform cost) is split among all participants, not across the whole co-ownership.

Key takeaway: fair and legally clean. But the first participants pay proportionally more, because the infrastructure rests on few shoulders.

02

Co-ownership financing with individual billing

The co-ownership bears the infrastructure cost, from the reserve fund or through a project levy. Each user pays only their actual consumption through individual metering.

Key takeaway: the entry threshold disappears and early adopters do not pay more. But the model requires a large majority, typically 4/5, because it affects the costs of non-users.

03

Third-party financing

An external party, such as some energy suppliers or specialised charge point operators, finances and operates the infrastructure in exchange for a usage fee per kWh. The co-ownership pays nothing upfront. Users pay a slightly higher rate during the contract period, typically 10 to 15 years.

Key takeaway: no investment, but a higher kWh rate and a long contractual commitment.

04

Hybrid

The co-ownership finances the main infrastructure, such as cables and distribution board, as a shared added value. Users pay for their own charger and connection.

The model Certipower recommends: hybrid

First participantsNo thresholdThey do not carry the main infrastructure alone.

Co-ownershipLasting added valueThe co-ownership only invests in infrastructure that adds lasting value to the building.

UserOwn device and consumptionEach user pays for what they use.

The hybrid model is also the one that wins a majority at a general meeting fastest.

Which model suits your residence? We think along without sales pressure and deliver a well-founded proposal.

Schedule a call

What the law says

Since the 2018 reform, supplemented in 2024, every co-owner has the right to install a charger at their own expense, provided the property manager and the co-ownership are informed. The co-ownership may not refuse this right, only impose reasonable conditions for the technical execution. That strengthens the position of those who drive electric, but does not answer the financing question.

What to agree upfront

Three things belong in the management contract or the house rules:

Who owns which component? The main infrastructure belongs to the co-ownership, the individual charger to the co-owner.

What happens when an apartment is sold? The charger usually stays and is taken over.

How is the rate indexed annually? In line with the supplier price, or with a fixed rate.

The full process is described in the decision process in a co-ownership, step by step.
